Subterranean termites are the species responsible for most structural damage in Mumbai, Thane and Navi Mumbai homes. They nest in soil and travel to timber through mud tubes, which is why the damage frequently starts at skirting level, in door frames and behind wardrobes fixed against outer walls.

The signs to look for

  • Thin mud tubes running up walls, skirting, pipes or the outside of the building.
  • Wood that sounds hollow when tapped, or paint that bubbles and blisters in a line.
  • Piles of discarded wings near windows after the first heavy rain — a swarm has emerged.
  • Doors and windows that suddenly stick because the frame has swollen.
  • Fine soil-like frass around furniture legs and inside cupboards.

Monsoon is peak termite season

Humidity and damp masonry make the monsoon the most active period for termite colonies along the western coast. Winged reproductives typically swarm after a heavy shower, which is the moment most homeowners first realise they have a colony nearby. If you see a swarm indoors, the nest is very likely on the plot rather than a neighbouring one.

Pre-construction versus post-construction treatment

Pre-construction treatment chemically treats the soil and foundation before flooring is laid, creating a continuous barrier. Post-construction treatment — which is what an occupied flat needs — uses drill-fill-seal along the floor-wall junction, injection into the affected timber, and treatment of the surrounding soil. Modern treatments are low-odour and let you stay in the property.

What treatment does not do

Anti-termite treatment stops the colony; it does not restore already-hollowed timber. Badly damaged door frames, ply backing and skirting usually need replacing after the treatment cures, otherwise the weakened wood keeps failing even though the termites are gone.
